How to Secure Your Homestead:​

  1. Reserve your spot with a one-time fee ($150–$600).
    Your reservation timestamp determines your place in the lot selection line.

  2. Your reservation fee becomes your first month(s) payment once the property closes (projected Spring 2026) 
    Monthly lease payments begin after your tier’s covered months.

  3. After closing, each tier will have a week to explore the land, followed by scheduled lot-selection appointments.

How the Reservation System Works

1. Reservation Fees (One-Time)

Tier 1 – $150
Tier 2 – $300
Tier 3 – $450
Tier 4 – $600

Your reservation fee becomes your first month(s) of payments when the property closes.

  • Tier 1: Fee covers Month 1 → payments start Month 2

  • Tier 2: Fee covers Months 1–2 → payments start Month 3

  • Tier 3: Fee covers Months 1–3 → payments start Month 4

  • Tier 4: Fee covers Months 1–4 → payments start Month 5

2. Your Timestamp Determines Your Lot Selection Order

Reservations are logged to the second.
Earlier reservations receive earlier lot selection appointments.

Property Closing & Exploration

Once the property closes, we will:

  • Email each tier their exploration week

  • Open the land for walking, camping, and evaluating lots

  • Mark trails, rough lot boundaries, and access points

  • Provide a large map with all lots numbered

Exploration lasts a minimum of 30 days so everyone can get familiar with the land before choosing.

Lot Selection Process

After exploration:

  1. Lot selection appointments begin

  2. Tier 1 chooses first, then Tier 2, Tier 3, Tier 4

  3. You may choose your lot:

    • In person

    • By Zoom

    • By phone

Once you select your lot, it will be marked as “claimed” on the map and locked in for the duration of your homestead lease.

  • A lot-selection appointment (If you are unavailable by zoom, phone or in person during the lot selection appointment, Shepherd's Valley Homesteads reserves the right to select for you. You may submit multiple options for your lot if you are not able to make the meeting and we will assign your lot in the order you designate.)
